Are you a homeowner?
Temporary housing
For insured homeowners who have been displaced from their home by a covered loss.
What are Additional Living Expenses (ALE) or Loss of Use benefits?
Many homeowners insurance policies provide Additional Living Expenses (ALE), also called Loss of Use, when a covered loss makes your home uninhabitable. Available benefits, eligibility, limits and timeframes depend on your individual policy and the circumstances of your loss.
Do I need to know whether my policy includes Loss of Use before I call?
No. Start by giving us a call and we’ll figure it out together. Send us your policy or declarations page and your claim information, and we’ll review the policy language and help you understand what temporary housing benefits may be available under your policy.
What kind of temporary housing can Black Diamond find for me?
Depending on your needs and available benefits, we could offer you a hotel for a few nights, a furnished apartment, an equipped trailer, a short or long term rental, or other temporary accommodations.
Do I get to choose where my family stays?
Yes. Tell us what matters to your everyday life: kids who need to stay near school, a dog that needs a backyard, staying close to work, a furnished home or accessibility needs. We’ll show you the available housing options and you choose the place.
What does Black Diamond handle once I choose a place?
We coordinate the temporary housing placement and the applicable documentation. Getting you into temporary housing isn’t necessarily the end of our involvement: as your housing needs evolve, our team can keep assisting with the housing process and documentation throughout your stay.
How do I get started?

Not sure what your policy covers?
ALE Check Tool
Our online tool reads your homeowners policy and pulls out the Loss of Use wording for you.
What is the ALE Check Tool?
An online tool that reads your policy for you: upload your homeowners policy and our AI finds the exact Additional Living Expenses (Loss of Use) wording and the amounts stated in it, in seconds.
What files can I upload?
A PDF, JPEG or PNG of your policy, up to 32 MB and about 100 pages.
What happens to my policy after I upload it?
Your policy is used only to run the search and is not published anywhere.
Does the tool tell me whether my claim is covered?
No. The tool shows what your own policy document states; it does not interpret your policy or give insurance or claims advice. For help putting your ALE coverage to work, call Black Diamond at 866-688-0069.
What if the tool doesn’t find ALE coverage in my policy?
Loss of Use / ALE coverage is often buried deep in a policy or worded in an unusual way, so that doesn’t necessarily mean you don’t have it. Black Diamond can help you take a closer look.
Are you an attorney?
Law firms & ALE reports
Property loss consultation, ALE and Loss of Use reports, and expert testimony for law firms.
What types of cases can Black Diamond typically support?
We primarily assist with Additional Living Expenses and Loss of Use cases, providing expert reports, testimony and temporary housing coordination when a covered loss renders a home uninhabitable.
What is in an ALE & Loss of Use report?
Accurate, defensible calculations of temporary housing, living and displacement costs. Our experts handle both catastrophe (CAT) and daily ALE claims in-house for consistency and speed. More about ALE reports.
Can you assist with complex or disputed claims?
Yes. We specialize in complex claims and disputed cases, offering detailed analysis, strategy recommendations, and expert reporting to strengthen your case outcomes.
Do you provide support for pre-litigation cases?
Yes. We assist with claim assessments, Law and Ordinance evaluations, and case strategy even before a lawsuit is filed, helping to strengthen negotiations and increase settlement potential.
Are your consultants qualified as expert witnesses?
Yes. Our consultants not only have extensive industry experience but are also available to serve as expert witnesses in court or deposition settings when required.
What is a Law and Ordinance report, and why is it important?
A Law and Ordinance report identifies required code upgrades or compliance costs related to property damage claims. This often-overlooked report can significantly increase claim values and is essential for full recovery under many policies.
How quickly can you deliver reports or consulting opinions?
Turnaround times vary based on the case complexity, but we prioritize urgent matters and can accommodate tight deadlines when needed.
Do law firms have to pay for services upfront?
Law firms have the option to pay upfront or work through our funding partner. Fees can be deferred and paid from the insured’s recovery after settlement, keeping your firm’s cash flow free during the case.
Are you a restoration contractor?
Invoice purchasing
For restoration and mitigation contractors waiting on insurance payments.
What is invoice purchasing?
Black Diamond helps qualified contractors keep taking on work by purchasing approved invoices for up to 60% of the invoice amount, so you don’t have to wait for every pending insurance payment before moving on to the next job.
Is invoice purchasing a loan?
No. Black Diamond is not a bank, financial institution, or lending company, and its invoice purchasing services do not constitute a loan, extension of credit, or financing arrangement.
What types of work do you consider?
Qualified insurance-related invoices for shrink wrap, blue tarp, water mitigation, leak detection, moisture mapping, and other qualifying mitigation and temporary protection services. Have a job that isn’t listed? Send it to us and ask.
What do I need to get approved?
Proof of business, some pictures of your work, the invoices in question and completion documents.
How many invoices can I send?
Have one invoice? Send it. Have 100? Send them. Our team reviews each invoice currently pending payment from the insurance carrier, and you’ll receive an approval or denial for each job by email.
Can I get a job pre-approved before I start the work?
Yes. Send us the job information, documentation and photos, and we’ll let you know whether it can be pre-approved before you commit your crews. Any pre-approval is conditional and is not a binding commitment to purchase the invoice.
When do I get paid?
For approved invoice purchases, funds are released every Friday for completed submissions received by Tuesday at 12:00 PM, subject to final approval and required documentation.
